South Lubbock is full of new-construction options right now, and a brand-new home is exciting. But the process is different from buying a resale home — here's what to know before you sign.
1. Bring your own agent — from day one
The friendly person in the model home works for the builder. Having your own REALTOR® means someone is looking out for you — in the contract, the timeline, and the walk-throughs. It's smart to have that representation before you ever write an offer.
2. The contract isn't a standard resale contract
Builders use their own paperwork, and the terms can differ from what you'd see on a resale home. Pay attention to deadlines, deposit terms, what's included, and what happens if the build timeline slips.
3. Financing: builder lender vs. your lender
Builders often offer incentives to use their preferred lender. Sometimes that's a genuinely good deal — and sometimes it isn't. Compare the full picture (rate, fees, and incentives) with at least one other lender before you decide.
4. Yes, you still want an inspection
New doesn't always mean flawless. An independent inspection — often before drywall and again before closing — catches issues while they're easy to fix and on the builder's dime.
5. Understand selections, upgrades, and the warranty
Know what's standard versus an upgrade, get your selections in writing, and read the builder's warranty so you know what's covered after you move in.
