New Construction vs. Resale in Lubbock: Which Is Right for You?

South Lubbock's building boom has a lot of buyers asking the same question: should I buy new, or find an existing home? Both are great choices — here's how I help buyers decide.

Choose new construction if you want…

To pick your finishes and make it yours from the studs out. Modern layouts, new systems, and builder warranties. To be early in a growing community (like the Ventura developments in south Lubbock). And you're comfortable with a timeline — new builds take time, and dates can move. My guide to buying new construction walks through the contract and process side.

Choose resale if you want…

Two things buyers often miss

1. New construction has incentives AND timelines. Builders frequently offer buyer incentives — Ventura has run qualified-buyer programs — so always confirm current terms directly, and factor the build schedule into your plans.

2. New isn't "no maintenance," it's "different maintenance." Warranties are a real perk; just make sure you understand what they cover.
