The Lubbock Index
Lubbock tightened in May. Homes under contract jumped 22.4% year over year — a third straight monthly gain — while inventory fell for a second consecutive month to 3.8 months. Median price rose 4.1% to $249,925 and sellers held about 97 cents on the dollar. The number that actually moved was demand, not price.
Months of inventory measures how long the current supply would last at the current pace of sales. Per the Lubbock Association of REALTORS® May 2026 report, citing the Texas Real Estate Research Center at Texas A&M University, 6.0 months of inventory is considered a balanced market. Lubbock sat at 3.8 in May — below balance, and moving further below it.
What this suggests
- Supply is not piling up. Active listings edged down year over year while pending contracts rose sharply — buyers absorbed what came to market.
- A 96.8% ratio to original list price means well-priced homes are holding close to asking. It also means the market is negotiating, not capitulating.
- Homes averaged 46 days on market and 79 days from list to closing. Plan around the 79 rather than treating it as a surprise.
- The year-over-year price figure reflects the whole MSA across every price band and property type. It is not a read on your street, your square footage, or your finish level.
What this suggests
- Competition is increasing, not easing. Pending contracts up 22.4% is the clearest signal in this edition.
- Inventory below the 6.0-month benchmark and still falling means less room to wait for a better selection.
- Median price up year over year alongside tightening supply points the same direction, not opposite ones — which makes a specific, property-level analysis the thing that separates a well-priced listing from an optimistic one.
- New construction moves on its own cycle. MSA-wide figures may not describe what is happening in a particular community or phase.

LAR's May 2026 data tables report median sale price up 4.1% ($240,000 to $249,925) and closed sales up 2.4% (538 to 551). The card values, The Read, and the structured data have been corrected. Active listings, days on market, and the ratio to original list price were also restated to match LAR's published figures and metric names.
