First, a correction that trips people up: Bushland Springs is in west Lubbock, not south. It sits off 19th Street near Loop 289, roughly between 19th and 26th east of Upland, about nine miles west of downtown. I mention it because buyers regularly arrive with the wrong side of town in their head, and the commute math changes completely depending on which one you assumed.
What makes it worth the drive is structural: this is a multi-builder community, and that is rarer in Lubbock than it sounds.
You choose the builder — that's the whole point
Bushland Springs launched in 2017 as a joint venture between Trey Strong Custom Homes and Custom Homes by Robert Wood, and has since built out in phases with additional builders taking homesites across the neighborhood. Production plans and custom builds sit on the same streets.
In a single-builder community, your decisions are plan, lot, and options list. Here you get a decision earlier in the chain — who builds it, and to what standard. That's real leverage if you know what you want, and a real burden if you don't, because you are now comparing builders rather than comparing plans. That comparison is most of what I do for clients here: how each builder handles change orders, what's genuinely standard versus an upgrade, how they've performed on timeline, and what their warranty actually covers once the ink is dry.
Which builders currently hold buildable lots shifts phase to phase. Treat any list you read online — this page included — as the starting point for a live check, not an inventory.
What the homes are
Predominantly contemporary ranch-style single-story homes with brick exteriors and open-concept interiors; granite counters and covered patios show up across most builders' standard packages, and the custom tier adds two-story plans. A limited number of townhome-style units also sit within the community.
Lot sizes and dimensions vary by builder and by phase, sometimes noticeably. Verify the exact lot size and plat with the builder or through the Lubbock Central Appraisal District before writing — in a community assembled from multiple builders over several years, the lot you're standing on may not match the pattern next door.
On price: the spread here runs from production plans to custom builds, which is exactly why publishing a range would mislead you. Any number I printed would flatten the one distinction that matters. Frenship ISD — confirm the elementary
Bushland Springs is zoned to Frenship ISD. Terra Vista Middle School and Frenship High School are the campuses most consistently cited for this area. Elementary zoning varies by exact address in this part of the district, and you cannot assume the campus next door is the campus for your address. Confirm the assigned campuses with Frenship ISD or through your title company before the offer — I do this on every address out here.
The parks are nearby, not inside
Worth setting expectations honestly: there is no park inside Bushland Springs itself. What's nearby is good — Cooke Park about a mile east with a rebuilt playground, walking path and pavilion; Hinojosa Park about a mile west with basketball and volleyball courts; and Upland Crossing Park a few blocks south in the adjacent subdivision, with walking trails around a pond. But "a mile away" and "out the front door" are different things, and if that distinction matters to how you live, walk it before you commit.
Position and commute
The location is the quiet strength. West End Center sits minutes away — anchored by Costco, with Nike Factory Store and Duluth Trading in the same corridor. US-82 and Loop 289 put Texas Tech, Lubbock Christian University, and the UMC/Covenant medical district within a short drive, and the airport roughly fourteen miles northeast. The area is car-dependent; the nearest transit stop is east on 19th at Wayland Plaza.
For anyone working at Tech, LCU, or in the medical district, this is one of the shorter new-construction commutes in the city — which is a large part of why the community has kept building for as long as it has.
