Some Lubbock neighborhoods you have to imagine finished. Melonie Park already is. The trees canopy the streets, the brick has weathered in, and the landscaping has had sixty years to settle. That is not something a new subdivision can fast-forward to at any price — and it is the entire reason buyers come looking here.

Developed through the 1960s and '70s as one of Lubbock's planned, school-centered neighborhoods in the 79413 ZIP inside Loop 289, it still reads the way it was drawn: ranch homes on real lots, a park in the middle, and an elementary school the streets were laid out around.

The condition question is the whole ballgame

Here is the thing that surprises buyers about an established neighborhood, and the reason I won't put a price range on this page.

On the same street, you will find an original 1968 ranch that has never been touched and a fully remodeled one with a reworked kitchen, new flooring, updated systems, and the mid-century lines kept intact. Those two homes look similar from the curb and trade nothing alike. That spread is real, and it is why published medians for Melonie Park vary noticeably depending on which source you read and which month you read it — they are averaging two different markets together.

So the useful question is never "what does Melonie Park cost." It's "what does this condition tier cost, and what will the work I still want to do cost on top of it?" The remodel run through this neighborhood has been, on the whole, tasteful — updating what touches daily life while leaving the brick and the proportions alone.

If you like the idea of a home with good bones you can bring forward on your own timeline, this is one of the better neighborhoods in the city for it. If you want turnkey with nothing on the list, the south Lubbock new-construction corridor will serve you better — a different trade, not a worse one.

Lubbock ISD — confirm by street

Melonie Park is zoned to Lubbock ISD, and homes in the core of the neighborhood have typically fed Miller Elementary, Evans Middle, and Monterey High. Attendance zones in established Lubbock ISD neighborhoods can vary street by street, so confirm the assigned campuses for the exact address with the district before you write — not from a listing page, and not from this one.

Green space and the Indiana corridor

Kastman Park sits inside the neighborhood just south of Miller Elementary — playground, tennis courts, and an annual flag display honoring the victims of 9/11 that has become a neighborhood fixture. Leroy Elmore Park is just west, with a stocked pond people actually fish.

Indiana Avenue is the everyday corridor: Orlando's Italian, open since 1965 and older than most of the houses' remodels; Anna's Mexican; Sugar Browns Coffee Co.; and KK's Corner Mall for small local shops. Market Street and United handle groceries. Two Citibus routes serve the area, and being inside the Loop means Texas Tech, the UMC/Covenant medical district, and downtown are short direct drives rather than highway runs.
