Viridian is the only place in Lubbock where you can shop two production builders without leaving the neighborhood. Betenbough Homes and D.R. Horton are both building here, south of 130th Street between Indiana and University in the 79423 ZIP, inside Lubbock-Cooper ISD. That single fact is why I bring new-construction buyers here first — not because it's the cheapest or the newest, but because it's the one community where you can compare two plan books, two finish standards, and two incentive structures on the same afternoon, on the same streets, with the same schools and the same commute.

Two builders, one drive

Most Lubbock new-build communities are single-builder, which means the comparison you actually want — is this plan better value than that plan? — requires driving across town and holding two conversations a week apart. Here you can walk both, back to back.

They are genuinely different products. Betenbough's Lubbock line runs from compact, efficient one-story plans up through larger family layouts; D.R. Horton's Viridian plans skew toward bigger single- and two-story homes with their connected-home package standard. Both deliver fenced backyards and landscaped front yards. The useful comparison isn't sticker price, it's cost per square foot against the plan you'd actually live in — which is the number I run for clients, because it's the one that survives the incentive noise.

And there is incentive noise. Rate buydowns, flex cash, closing-cost credits — they rotate constantly and they're where the real money moves. HOA-governed, not PID — and why that matters

Viridian is governed by a homeowners association, not a public improvement district. Buyers use those terms interchangeably and they are not the same thing. An HOA is a private association: you pay dues to it, and its recorded covenants govern what you can do with the property. A PID is a public improvement district, assessed through your property tax bill, funding infrastructure — different mechanism, different math, different disclosure.

Before you write, you want three documents: the current dues schedule, the recorded covenants, and the name of the management company. I pull those on any Viridian address as a matter of course, because "there's an HOA" is not information — the covenants are.

Lubbock-Cooper ISD — the boundary that keeps moving

Viridian sits in Lubbock-Cooper ISD, with an elementary campus built inside the community itself, which is genuinely convenient. The middle and high school assignments are where I'd slow you down.

Lubbock-Cooper has been adding campuses to keep up with growth on this side of the county, and its attendance boundaries have been actively shifting. That means builder materials and listing pages can name a campus that was accurate when they were written and isn't now. If schools are part of why you're moving here, verify the assigned campuses for the exact address, in writing, before the offer — not from a brochure, and not from this page.

What it feels like

Viridian is greenfield construction, and it reads that way: newly cut lots, young landscaping, wide new streets, no mature tree canopy yet. It is car-dependent by design — University and Indiana carry you north toward Loop 289, central Lubbock, and the Tech and medical corridor, and grocery, fitness, and casual dining sit within a short drive rather than a short walk.

That trade is the honest one to weigh. You are buying current construction standards, a builder warranty, and a finish package that's new rather than renovated — and giving up the settled streetscape of an established neighborhood. Neither answer is wrong. If mature trees and walkable blocks matter more to you than new-build finishes, say so early and I'll show you the other side of that trade instead.
