Wolfforth is its own town, not a Lubbock neighborhood — an incorporated city in Lubbock County with its own city hall, its own police department, and a Main Street running through the middle of it. It sits about 11 to 13 miles southwest of downtown Lubbock, and US 62/82 — the Marsha Sharp Freeway — forms the town's southern edge, which is why the commute question that worries people most here has a boring answer: one freeway, no surface-street maze.
Wolfforth started in 1916 as a stop on the Panhandle & Santa Fe Railway and incorporated in 1950. The municipal footprint is still small — about three square miles — but the population has grown fast: 5,521 residents at the 2020 Census, and it has kept climbing since. The growth is the story here, and it shows up in three things a buyer actually has to navigate: new-construction communities, school boundaries, and special assessment districts.
New construction is the draw — and the PID question comes with it
Most of what's building in Wolfforth is new construction. Communities like Preston Manor, Harvest, The Overlook, Iron Horse, Frenship Mesa, and Preston Commons have carried most of the recent activity, with D.R. Horton frequently cited as the most active builder in town alongside local builders. Which communities have inventory, at what price, changes month to month — that's a live pull, not a blog fact.
The part that doesn't change: several Wolfforth-area communities are financed through Public Improvement Districts (PIDs), which carry their own annual assessment on top of standard property tax. Texas rules require sellers to disclose an improvement-district obligation at sale, but the smart move is earlier — ask for the specific PID status and assessment on any address before you write the offer, so the true monthly cost is on the table from the start.
Frenship ISD, by the facts
Homes in Wolfforth are zoned to Frenship ISD, one of the fastest-growing school districts in Texas — the district added a fourth middle school in 2023 and opened a second high school, Frenship Memorial, in 2025, alongside Frenship High. It runs nine elementary campuses and four middle schools across Wolfforth and west Lubbock. Which campus serves a specific address depends on the attendance boundary, and boundaries move in a district growing this fast — the district's own boundary lookup is the source of record, and it's worth checking before you fall in love with a floor plan.
The commute nobody complains about
US 62/82 runs straight from Wolfforth into downtown Lubbock, Texas Tech, and the UMC/Covenant medical district — about 12 miles, roughly 15 to 20 minutes outside peak hours. For day-to-day care, UMC operates a Family Medicine clinic in Wolfforth itself. And the long-term road story is TxDOT's Loop 88 — the new outer loop circling Lubbock, whose first funded segment runs to US 62/82 right at Wolfforth's edge. The first stretch opened to traffic in 2026 and further sections are opening in phases; check TxDOT for current status, because a completed loop changes drive times across this whole corridor.
Life in town
Wolfforth's Main Street carries real weight of its own. Evie Mae's BBQ is a destination people drive to on purpose; Goodline Beer Company pours at the Wolfforth Public House; and the Wolfforth Farmers Market runs year-round on weekends. Patterson Park — roughly 30 acres — anchors the park system with walking trails, ballfields, and a fishing pond, with Frenship Mesa Park adding trails near the high school. September brings the Harvest Festival, a tradition of more than three decades; an on-demand local shuttle, SPARTAN, covers in-town trips; and the city has taken its first steps toward a future mixed-use downtown on a 46-acre tract, a signal of where this town thinks it's headed.
